Which HD-DVR? Buy or Lease?

I currently have a 622. I am looking to add a HD-DVR for our second HDTV. For most of the programs that we record, we delete them after we watch them. My 622 usually has between 15 hour and 20 hours of HD recording space available. Should I get a 612 or a 722?

I am not sure if I want to commit for another 24 months to get either receiver. I know that I can buy them through The Dish Store. What are the pros and cons to buying?

Does any one know how much my bill will go up it I lease the second receiver or if I buy the second receiver?
 
If recording time is not a factor or you are not running a second tv from it, the 612 would be cheaper to get whether you lease or buy. If you should want a pip feature on the new tv, the 722 will give that, the 612 does not. If you don't want a 24 month contract, buying the receiver may be the way to go, you can also get some money back if you decide to sell the unit. As far as your monthly bill is concerned, the addtional tuner fee and the leased receiver fee is about the same amount.
